Every residential complex lives by its own rules. In one, materials can only be taken up in the service lift and by appointment; in another, tradesmen are let in through reception with a pass; in a third, a hammer drill is allowed only at certain hours. We sort out these details with the management company ourselves, before the first visit. You will not have to explain to security who has come and why.

Heroes' Alley and the new stadium area

This is our nearest area. A tradesman gets to Next Address and Arcon Batumi Residence on Abuseridze Street in about a minute, to Blue Sky Tower in two, and to New Wave and Dar Tower on Shartava Avenue in about four minutes. There are many new and under-construction buildings here: Avant-garde by Orbi, Cube, Oval, Sunrise Palace. If you own an apartment in a building still under construction, it makes sense to order an interior design project before the keys are handed over. Then the renovation starts on the day the apartment is handed over, not after a month of approvals.

Renovation in the residential complexes of this area most often starts from a white frame, as in Accent or the 32-storey Bagrationi Residence. The developer Like House hands over Status House in black frame, so work there starts from scratch.

New Boulevard and Khimshiashvili Street

In Orbi City thousands of apartments are let by the day, and what is in demand here is not so much major renovation as quick call-outs between guests: a blockage, a broken handle, a dripping tap. The picture is similar in Alliance Palace with its Courtyard by Marriott hotel. In Orbi Sea Towers, the 39-storey Orbi Beach Tower and Bianca Batumi right by the sea, damp becomes an issue as well. Being close to the water affects air conditioners, window seals and bathroom joints, so they are worth checking before every season. The journey to these complexes takes from 7 to 12 minutes.

The centre and Rustaveli Avenue

The complexes on Rustaveli stand out for their high ceilings. In Porta Batumi Tower they reach 3.3 m, and in Belle Vue Residence next to the Hilton 3.1 m. At that height a stretch ceiling, floor-to-ceiling wardrobes and air conditioner capacity are all calculated differently. In the 54-storey Alliance Privilege and other high-rises, water pressure on the upper floors can be weak, and the pump question is best settled at the pipework stage. Azure Tower, formerly Babillon, was completed in 2024.

Angisa Street and the airport area

Apartments in black frame are more common here, for example in Next Orange and Metro City Residence. Royal Residence on Nizharadze Street and GWG Batumi on Lortkipanidze Street were completed in 2025 in white frame. Batumi View and Aqua Hotel & Apartments stand by the sea on Kaczynski Street, and their apartments are often let out.

Urgent call-outs and working hours

From 9:00 to 20:00 an urgent call-out arrives within an hour. A night call-out from 20:00 to 6:00 is charged separately, +500 ₾ per call-out. We take messages in messengers until midnight.
