- Completed in 2015: apartments with their first renovation now need new plumbing, kitchen and bathroom wiring and flooring — years of short-term rental wear finishes out
- Where nothing has been done yet, we start with partitions, screed and plaster, then wiring and finishing — a studio from scratch is handed back in 5 – 6 weeks
- On the first sea line, windows and balcony doors take the wind and salt spray: we replace seals, fit drip sills and check the joints so nothing leaks in a storm

My apartment was renovated in 2015 — what should be replaced first?
Start with what you cannot see: bathroom pipes and mixers, kitchen wiring, silicone and grout. Then floors and paint. Our tradesman inspects the apartment and gives you a prioritised list.

Laminate in the hallway and kitchen — it swells from humidity and wet shoes, so vinyl or porcelain is better. Standard plasterboard is also wrong for the bathroom — only moisture-resistant boards.
How often should shower silicone be redone in a rental?
Every 1 – 2 years: with frequent guest changes it darkens and lifts sooner. Redoing one bathroom takes a couple of hours and protects the tiles and the neighbours below from leaks.
