In one visit the technician cleans the indoor unit, measures the refrigerant pressure, inspects the bracket and the coil of the outdoor unit, and runs the air conditioner in every mode. For an owner who lives abroad or lets the flat short-term, this gives the main thing: they learn about a fault from a photo report in a messaging app, not from a message from an irritated guest.

What we check during a visit

• Cleaning the indoor unit together with the filters, the fan wheel and the condensate drain.
• A treatment that kills mould and removes odours.
• The pressure in the circuit, to see whether there is enough refrigerant.
• The outdoor unit: how securely it is mounted and the condition of the heat exchanger.
• Operation in cooling, heating and dry modes.
• Before and after photos and, if a fault is found, repair recommendations.

Seasonal maintenance costs from 80 ₾ per air conditioner, and the photo report is included in this price. Consumables are paid for separately according to the estimate, or the technician works with ones you have bought.

When to book

The minimum interval is once a year. A flat let on Airbnb or Booking is better serviced twice: before summer, ahead of the first guests, and after the season, when the units have worked for months with hardly a break. In a humid climate, mould appears in the heat exchanger faster than in dry cities, so it is not worth putting off a visit. You need an unscheduled call-out if there is a smell, the cooling has weakened, water is dripping from the unit or more than a year has passed since the last service.

Maintenance subscription for a flat

The subscription costs 150 ₾ a year and includes two scheduled services and priority for urgent requests. In summer, when air conditioners break down most often and there are more requests than usual, priority means your flat is put first in the schedule.

If the air conditioner fails while guests are staying

Message us on WhatsApp or Telegram, and we will try to come the same day. An unscheduled visit between guest stays costs from 80 ₾. We agree the cost of the repair with you before work begins, so the guest doesn't have to decide anything. You pay once the air conditioner is cooling again.

How we get into the flat

You can leave the key with the property manager, a neighbour or the concierge. We let you know the time of the visit in advance, and afterwards we send photos and a short summary: what was done, what condition the units are in, and what is worth planning. If we have noticed mould on the walls or window reveals, we will advise you on how to find its cause. You won't have to fly to Batumi because of an air conditioner.
