Finishing works in Batumi that survive the first winter

In a seaside city, the quality of finishing shows not on handover day but a few months later. New-build concrete is still giving off construction moisture, the humid sea air keeps it from drying quickly, and any rush later shows up as a crack in a corner, swollen laminate or a grey bloom behind a wardrobe. That is why we start finishing works in Batumi not with paint but with numbers: wall flatness, floor levels, moisture of the base. Walls: plastering, painting, decorative finishes

We plaster to guide beads with gypsum or cement mixes, reinforcing corners and window reveals, from 22 ₾ per m². Floors: screed, tiles, laminate

We lay semi-dry or self-levelling screed with waterproofing and sound insulation, from 18 ₾ per m². It takes longer to dry than anyone would like: the time depends on the thickness and the weather. Laminate laid on a damp base will ripple within a couple of months, so we measure the moisture of the screed with a meter before laying.

For rooms in a rental apartment we recommend luxury vinyl: it copes with wet footprints after the beach. In the bathroom, hallway and on the balcony porcelain stoneware is more reliable. We lay laminate and vinyl from 12 ₾ per m² and tiles from 40 ₾ per m², including large formats, 45° mitred corners and drains for walk-in showers.

Partitions, doors and quiet

In Batumi high-rises the sound can travel so well that the neighbour's TV becomes shared. A partition on a metal frame with two layers of plasterboard and mineral wool inside costs from 55 ₾ per m² and muffles voices from the next room. Footsteps from upstairs need a different solution, a ceiling on acoustic hangers, and the soil stack is insulated separately. Interior doors — standard, flush-to-wall or sliding — are fitted from 150 ₾ each. We set the frames before plastering, so the reveals come out without gaps.

Damp and mould

There is no point painting over black spots on a wall: they come back within a season. First we find the source — a cold bridge, a leak from the neighbours or no fresh air supply. Diagnostics cost from 50 ₾. Then the wall gets two coats of antiseptic, and if the air has nowhere to go, we fit a trickle vent. Treatment and waterproofing start at 15 ₾ per m².

The order of finishing in a new build

1. We check what the developer left: wall geometry, corners, reveals.
2. We build partitions and set door frames.
3. We do the wet work: plaster, screed, bathroom waterproofing, tiles.
4. We lay sound insulation and a floating floor, then move on to the final finishes.

We finish apartments both in lived-in homes and in fresh complexes such as Royal Residence or Porta Batumi Tower, where ceilings reach 3.3 m. Noisy-work hours, lifting materials and removing waste are agreed with the building management in advance. Demolition with waste removal costs from 15 ₾ per m².
