How much does a smart home for a rental flat cost?
The basic kit — smart lock, hub, smoke and climate sensors, smart plug and scenes — is about 1,500 ₾ with devices and installation. Leak protection with shut-off valves is added by our plumber, from 250 ₾ labour.
How does a guest get the door code?
You or your manager create a code for the booking dates in the app and send it to the guest. After check-out it stops working by itself.
What if the flat loses internet?
The lock still opens by code and fingerprint, and the hub runs scenes inside the flat. Only alerts and remote control stop until the connection is back.
Does it pay off?
Usually yes: no trips for check-ins, guests don't leave the AC running for a week, and you spot a leak within minutes. With frequent stays the savings show in the first season.
Can I manage several flats?
Yes. Each flat is added to one app as a separate home with shared or separate access.
Smart home for a rental flat in Batumi: keyless check-in
Short-term letting from abroad usually depends on one person in the city who meets guests, collects keys and checks the flat after check-out. As soon as that person falls ill or goes away, the business grinds to a halt. A smart home for rentals takes most of the routine off their hands and gives the owner a real-time picture of what is happening. The "Rental" kit costs from 1 500 ₾ including installation: a smart lock, a hub, smoke and climate sensors, a smart plug and ready-made scenes. We install everything in one visit, usually in 3 – 5 hours.
How check-in works
A code for the booking dates is created in the app and sent to the guest together with instructions. The guest can come in at any time, nobody needs to meet them, and after check-out the code stops working on its own. The "Check-in" scene gets the flat ready for arrival, while "Guest checked out", from 150 ₾, turns off the lights, switches off the air conditioner and cuts power to selected appliances. If you have several flats, they all live in one app as separate homes.
What the owner sees
An Aqara smoke detector, from 150 ₾, will send an alarm to your phone before the neighbours call the fire brigade. A temperature and humidity sensor, from 69 ₾, shows whether an empty flat is getting damp in winter or overheating in summer with the air conditioner off. A smart plug, from 120 ₾, measures electricity use, so you can track consumption for each guest. Leak protection with shut-off valves on the supply is added by a plumber, from 250 ₾. Installing and pairing each additional sensor costs from 25 ₾.
Separate access rights
The owner, the property manager and the cleaning service each have their own rights. The cleaner gets a code for the time of the clean, the property manager sees the sensors, and the settings and opening history stay with the owner. When a member of staff changes, their access is removed with a single tap.
If the internet goes down
The Aqara M100 hub, from 190 ₾ including connection, runs scenes locally, without the cloud. The lock opens with a code and a fingerprint, and the sensors keep logging events. Only notifications and remote control are temporarily unavailable.
How we put the kit together
First we find out how the flat is let, who meets the guests and what worries you most. Then we suggest a set of devices and agree the price. After installation we show the owner and the property manager how to issue codes and check the sensors. You can also use your own equipment. The system pays for itself through small things that add up over a season: fewer trips just for keys, the air conditioner doesn't run for days in an empty flat, and a leak is noticed within the first hour rather than a week later.
We'll build a kit for your flat
Tell us which complex the flat is in and how you rent it — we'll suggest a device set and an installed price.
