    • The old screed crumbles or comes loose
    • You're doing a bathroom and need waterproofing
    • You can hear the neighbours below and want a floating floor
    • Floor levels differ between rooms

    What’s included

    • Levelling survey — we take levels across the flat and set one datum
    • Sound insulation — underlay beneath the screed, a floating floor not rigidly tied to the walls
    • Semi-dry screed — machine-laid, fibre-reinforced, less water in the flat
    • Self-levelling floor — final levelling for laminate and LVT
    • Bathroom waterproofing — brush-on, taken up the walls
    • Old screed removal — debris taken away
    • Drying check — we tell you when the floor is ready for covering

    How we work

    1. 1

      Survey and levels

We visit for free, measure the differences and work out screed thickness.

    2. 2

      Estimate

We agree the scope and price before starting.

    3. 3

      Preparation

We strip the old floor, waterproof and insulate, and fit edge strip.

    4. 4

      Screed

We lay and float the screed to the screeds, adding self-levelling compound if needed.

    5. 5

      Drying

We check the base before any covering goes down.

    FAQ

How much does floor screed cost?

Semi-dry fibre-reinforced screed is from 18 ₾ per m², self-levelling floor is 12 ₾ per m² and bathroom waterproofing is 15 ₾ per m². Prices are labour only, materials are extra. The total depends on thickness, which we work out at a free survey.

How long before I can lay flooring?

It depends on thickness and type. Semi-dry screed dries faster than a traditional wet one. Before laminate or LVT we check the base is dry, otherwise the flooring can warp.

    Anything specific to Batumi?

In a humid climate screed dries more slowly, especially in winter, so we don't rush the flooring. In black-frame flats we screed from scratch, and bathrooms always get waterproofing.

Why sound insulation under the screed?

A floating floor isn't rigidly connected to the slab and walls, so footsteps and knocks travel less to the flat below. In high-rises the difference is noticeable.

Why does waterproofing matter if I live abroad?

When the owner is away, a leak can go unnoticed for weeks. Waterproofing taken up the walls keeps water inside the bathroom and protects the flat below.

Floor screed in Batumi: one level for the whole flat

Thresholds between rooms, bathroom tiles that sit a centimetre higher than the laminate, a bed with cardboard tucked under one leg. Almost all of this stems from one mistake: the screed was laid room by room, without a common zero level. That is why we lay floor screed in Batumi only after a level survey of the entire flat. At the free measurement visit we record the height differences, find the highest point of the slab and calculate the layer thickness from it.

    Why semi-dry

A classic wet screed brings a lot of water into the flat, and in a seaside climate it leaves slowly, especially in winter. Machine-laid semi-dry screed with fibre reinforcement is mixed with a minimum of water, so it dries noticeably faster. The fibre reinforces the mix throughout its volume and reduces the risk of shrinkage cracks. Labour costs from 18 ₾ per m².

If laminate or LVT needs a perfectly flat surface, we add a self-levelling finishing layer on top, from 12 ₾ per m². Thin floor coverings follow every unevenness of the base, and without this layer the board joints start to separate within six months.

    Quieter for the neighbours below

A floating floor touches neither the floor slab nor the walls. Under the screed we lay a sound-insulating layer and glue edge strip around the perimeter, so the impact of a dropped mug or footsteps in shoes reaches the flat below much more faintly. Sound insulation costs from 10 ₾ per m², and it can only be done now: later you would have to take up the whole floor.

Bathroom: water must not get past the threshold

In the bathroom, before the screed, we apply liquid waterproofing that runs up onto the walls, from 15 ₾ per m². This is especially important if the owner lives abroad: a leak under the tiles can go unnoticed for months until it shows up as a stain at the neighbours'. The waterproofing works like a tray and keeps water within the bathroom. If water underfloor heating is planned, the pipes are laid before the screed, and this needs to be factored into the schedule.

    When screed is redone

In a black frame flat it is laid from scratch on the bare slab. In a resale flat the reasons are different: the old layer is crumbling or coming away, height differences show through the floor covering, or levels between rooms need to be evened out. Removing old screed and carrying out the waste costs from 15 ₾ per m².

    Order of work

    1. Measuring the height differences and calculating the thickness.
    2. Estimate with the scope of work.
    3. Preparation: demolition, waterproofing and sound insulation, edge strip.
    4. Laying and floating to guide rails, with a self-levelling layer if needed.
    5. Checking that it has dried before the floor covering is laid.

The rates are given without the cost of the mixes and underlay, which we include in the estimate separately. The screed comes with a 12-month guarantee. We lay the final floor covering only once the base is ready, and we do not break this rule even to meet deadlines.
