What to know about Intourist Residence
- Each block has a freight lift: we use it at agreed times and keep the passenger lifts free
- Gas is brought into the apartment by the developer for a fee: if you want a gas hob or boiler, order the connection before our work starts — otherwise finishes have to be opened up later
- The building is new and neighbours are renovating too: we protect the door and corridor outside your unit so others' finishes are not damaged, and clean the floor after ourselves
- Units go up to 121 m²: in large apartments we run water lines once — for both bathrooms, the laundry and a kitchen island
- 3 m ceilings and a black frame give freedom: a hidden curtain track, perimeter lighting, an access hatch for the air conditioner
- The block A hotel is still only planned: if you bought to rent, a versatile renovation that suits both short and long lets is the safer choice
- The building has a concierge and CCTV: we give the concierge our team list and work hours in advance
- If the balcony is open, its floor gets a slope away from the door and waterproofing — otherwise rainwater runs into the room after a downpour

Do I need to order gas before the renovation?
If you want a gas hob or boiler, yes. The developer brings gas into the apartment for a fee; after that we run pipes to the hob and boiler and only then close the walls.
How much does a studio renovation in Intourist Residence cost?
For a studio of about 34 m² the finishing work starts at 22,100 ₾ — 650 ₾ per metre. Black frame adds partitions, screed and plaster, priced after the survey.
How should a 75 – 80 m² two-bedroom be laid out?
Kitchen-living room by the window, two bedrooms with wardrobes, a bathroom and a guest WC by the riser. The design can be done while the rough stage is under way, so no time is lost.
Can work be done at weekends?
Quiet work, yes. Noisy work with drills and grinders follows the building rules and is agreed with the concierge.
Can the kitchen and living room be combined in a large apartment?
In a black frame the partitions are not built yet — we simply leave out the ones you do not need. Wet areas stay by the risers and the rest of the space is planned freely.
How fast can you get to Intourist Residence?
From our base — about 5 min. From 9:00 to 20:00 we arrive within an hour. Urgent night call-out from 20:00 to 6:00: +500 ₾ per call.
