What to know about Dar Tower
- With 3 m ceilings there is room for a bathroom ventilation box and recessed track lights without losing a sense of space
- Black frame is bare concrete: partitions, screed, plaster, wiring. The partition material decides how much you hear from the next room — we discuss it at the survey
- If you plan a gas water heater or boiler, it goes in during the rough stage so the pipes can be boxed in
- A Ramada Plaza hotel operates in the complex: large furniture and material deliveries are planned for weekday mornings
- Units are about 30 – 68 m²: in a one-bedroom a sliding wall between bedroom and living room keeps the space open by day and private at night
- Completed around 2019: in units with the developer's renovation we check shower tile joints and bath sealant — after a few years it darkens and lets water through

Black frame in Dar Tower — what should partitions be made of?
Aerated block holds sound and shelves better, plasterboard is faster and lighter. Between bedroom and living room we usually use block, in the bathroom moisture-resistant plasterboard. We advise at the survey.
How much is a black-frame one-bedroom renovation in Dar Tower?
The finishing part starts at 650 ₾ per m², which is about 29,300 ₾ for a 45 m² one-bedroom. Rough work — partitions, screed and plaster — is added as a separate line after the survey.
How long will it take?
For a one-bedroom from black frame allow five to six weeks: the rough stage first, then about three weeks of finishing.
