Units were handed over as white frame with screed, a metal door and PVC windows, mostly studios of about 30 m².

What to know about Aqua Hotel & Apartments
- Studios of about 28 – 30 m² make every centimetre count: a wardrobe in the entrance niche, a compact shower with a glass screen, a bed with drawers and a fold-down table by the window
- The developer already finished the balconies in granite: we leave them as they are and only check the threshold and door joint so water does not get in
- 2.85 m ceilings allow a stretch ceiling and a hidden curtain track, but multi-level ceilings are best avoided in a studio
- Units in the hotel programme are usually finished to a single standard — get the hotel's requirements first, then order furniture
- The beach is across the road and guests bring sand in: the hallway gets large-format porcelain with narrow joints that is easy to clean
- If a studio needs a water heater, we fit a compact one above the shower or under the worktop so it takes no usable space
- Units have been rented out since 2019: silicone, mixers and mattresses are due for replacement

How do I fit everything into a 28 m² studio?
A lift-up bed, a floor-to-ceiling wardrobe by the door, a 1.6 – 1.8 m kitchen with a two-burner hob, a shower instead of a bath and a folding table. We agree the layout before work starts.
How much does finishing a studio in Aqua cost?
White-frame work is 650 ₾ per metre, so a 29 m² studio starts at about 18,900 ₾ without furniture. Custom furniture is priced separately.
Can I rent out through the complex's hotel?
A hotel operates in the complex and letting through it works under a management agreement — check the terms with them. We prepare the apartment to their requirements.
What should be updated in a studio rented out since 2019?
Shower silicone and grout, mixers, the mattress, textiles and lighting. Walls scuffed by suitcases are repainted with washable paint in a day.
