What to know about Orbi City
- Units were sold with the developer's renovation, and since 2019 many have hosted hundreds of guests: the first things to go are the laminate by the door, shower grout, kitchen fronts and mixers — we replace them selectively, without a full renovation
- The towers can have lift queues, as guests often mention. We bring materials and furniture up early in the morning and warn the administration in advance
- Thousands of studios share the same finish: to make your listing stand out we change the lighting, textiles and headboard and add a feature wall
- Block C2 is under construction next door: blackout curtains and a new seal on the entrance door help with the noise
- Air conditioners run almost all year here: we clean them and check the drainage — an AC leak onto the neighbours below is common in aparthotels
- Work in a rented unit is planned between bookings: small jobs take 1 – 3 days, bigger ones go into the low season, November to March

What should I update in an Orbi City unit to raise my Booking rating?
Clean grout and silicone, a new mattress and textiles, good lighting by the bed and in the bathroom, a working air conditioner, blackout curtains. It is inexpensive and guests notice the difference.
How much does a studio refresh cost?
It depends on the list. Small jobs are charged by the handyman hour — from 60 ₾ per hour; painting, grout and fixture replacement are priced after an inspection.
The AC or shower is leaking onto the neighbours — what do I do?
Shut off the water, switch off the AC and send us photos on WhatsApp. Finding and fixing a leak starts at 80 ₾, AC cleaning at 70 ₾.

What should replace worn laminate in a rental unit?
