How much does an electrical inspection cost?
An apartment inspection starts from 150 ₾: panel, circuits, sockets and a photo report. An insulation resistance test is 100 ₾, thermal imaging of the panel and connections is 80 ₾. The repair estimate is included in the visit.
Can you inspect the flat while I'm abroad?
Yes, if someone has the keys or we can get access through your property manager. We send the photo report and estimate via WhatsApp or Telegram.
Why inspect a new build?
Nobody has checked the wiring against your load: loose connections, breakers that don't match the cable size and missing RCDs do happen. Better to find this before renovation than after.
What's the issue with older buildings in Batumi?
Older buildings may still have aluminium wiring and panels without RCDs or earthing. Aluminium connections oxidise and heat up over time, and the humid seaside climate is hard on contacts.
Do you issue an official certificate?
We provide a technical report with photos and test results for you and your renovation planning. It isn't an official certificate or a document for Energo-Pro: the meter and connection remain the power company's job.
Apartment electrical inspection in Batumi: what is hidden behind the finish
An apartment buyer sees the renovation, the view from the window and the layout. Nobody sees the cable inside the walls, even though that is what decides whether you can run the air conditioner and the water heater at the same time. An electrical inspection in Batumi is needed in three situations: before buying a resale flat, when accepting a new-build apartment from the developer, and before a renovation, when you need to understand what to keep and what to replace.
What the electrician checks
- Panel: the condition of the circuit breakers and RCDs, whether the ratings match the cable cross-section, whether there is labelling.
- Circuits: continuity and how the load is distributed between circuits.
- Sockets: correct wiring and the presence of an earth.
- Insulation: resistance measurement with the power off.
- Contacts: a thermal camera shows connections that heat up under load even though they look normal from the outside.
Older buildings often turn out to have aluminium wiring and a panel with no RCD and no earth. In new builds you come across sockets with no earth connected and breakers that do not match the cable. These things are not noticeable when viewing an apartment, and fixing them after a renovation costs more than before: the fresh finish will have to be opened up.

How the inspection works
- You send us the address and describe the task.
- The electrician inspects the panel, breakers, RCDs, cables and contacts.
- He switches off the power to the apartment and tests the sockets, earthing and insulation.
- He hands over a photo report and an estimate in which the problems are ranked by urgency: what is dangerous now, what can be done during a renovation, and what can wait.
The report as leverage
You are left with photos and a list of defects with the prices for fixing them. When buying, this helps you negotiate a discount with the seller. When accepting a new build, the list is passed to the developer to put right. Before a renovation, the estimate immediately shows how much to set aside for the electrics.
Without you being there
If you have not flown in yet, the inspection can be carried out through a property manager or someone with the keys. The report with photos will come to you via a messenger app.
An important note
This is an electrician's technical report, not an official document. The meter and the building's supply connection are the responsibility of Energo-Pro, and for that company our report does not replace its own procedures.
Let's check your wiring first
Send us the address and the task — we'll agree time and price, then send a photo report and estimate after the visit.
