Damp and mould in a private house

By the sea, private houses get damper than flats: moisture comes from the ground, the roof and outside. We find where the water comes from first, then remove the mould — otherwise it returns.

    • Basement and ground floor — rising damp: we check the apron, drainage and waterproofing
    • Top-floor corners and ceiling — roof leaks and condensation under the roof
    • Bathrooms and kitchen — no extraction, so moisture goes into the walls
    • Sea-facing outer walls — cold corners where condensation forms
    • After treatment — waterproofing and ventilation so the mould does not come back

    What’s included

    • Inspection — moisture meter, corners, reveals, bathroom and ventilation checked
    • Fixing the cause — fresh air supply, cold bridge or leak
    • Mould treatment — affected areas stripped, antifungal primer in 2 coats
    • Cold bridges — insulating reveals and external corners where condensation forms
    • Ventilation — wall air inlet valves and bathroom extraction
    • Waterproofing — liquid membrane in 2 coats and corner tape: bathroom, shower, balcony
    • Finish restoration — filler and moisture-resistant paint

    FAQ

How much does mould removal cost?

Mould treatment is from 15 ₾/m², a damp inspection with finding the cause is 50 ₾, waterproofing 18 ₾/m². That's labour only, materials by estimate. The total depends on the cause: sometimes an air inlet valve is enough, sometimes a reveal needs insulating or a leak needs finding.

Why does mould come back after treatment?

Antifungal treatment deals with the result, not the cause. If the room gets no fresh air, a corner gets cold or something leaks, the spots come back. Mould is bad for breathing, so we don't paint over it — we fix the cause first. Honestly, no one can promise it will never return: a lot depends on airing.

Why is mould so common in Batumi?

A humid subtropical seaside climate, flats left closed for months while owners are abroad, bathrooms with no extraction and laundry dried indoors. Add cold bridges at window reveals and external corners where condensation collects.

Can there be mould in the air conditioner?

Yes. Moisture and dirt build up inside an AC, and when it's switched on it spreads the smell around the flat. We also clean air conditioners and install ventilation with heat recovery — handy to do together with tackling the damp.

My flat stands empty while I'm abroad. How do I avoid coming back to mould?

A closed-up flat by the sea with no airing gets damp quickly. Air inlet valves, working bathroom extraction and checking the plumbing for leaks all help. We can inspect the flat while you're away and send photos and recommendations — especially important if you let it on Airbnb or Booking.

Is black grout in the bathroom mould?

Most often it's mould on the surface of grout and silicone. If the spots are only in the joints, regrouting and resealing with anti-fungal treatment is enough — a separate small job. If they spread to walls and the ceiling, we look for the cause of the damp.

I have a private house — will you come?

Yes. We survey the whole house from basement to attic, find the cause of the damp and give you the price before work starts. We cover Batumi and Adjara, including Makhinjauri, Gonio and Kvariati.

Mould and damp in a flat in Batumi: we treat the cause, not the stain

An owner returns to Batumi after the winter, opens a flat that has been closed since October and notices a musty smell already in the hallway. Grey streaks behind the wardrobe, black dots in the corner of the bedroom, darkened joints in the shower. Mould in flats in Batumi is common, but it is not a death sentence, nor is it a problem that a spray can from a DIY shop will solve. As long as the source of the damp is there, the stains will keep coming back.

Why mould is more common by the sea

Humid air on its own is not yet a disaster. Problems start when something from this list is added to it: the flat stands closed for months, the bathroom has no working extractor fan, laundry is dried indoors, there is a cold corner or window reveal where condensation settles. Most often two or three causes are at work at once.

    Where we start

With an inspection and a moisture meter. We check corners, reveals, the bathroom and ventilation, and explain where the moisture comes from and what to fix first. A visit with a moisture meter costs from 50 ₾. You can send photos of the stains in advance; this speeds up the visit. We can also inspect the flat without the owner present, with a photo report and recommendations.

    How we fix it

    • Wall treatment: cleaning back the affected areas and two coats of antiseptic, from 15 ₾ per m².
    • Two-coat liquid waterproofing of floors and walls for the bathroom, shower, balcony: from 18 ₾ per m².
    • Waterproofing tape for corners and junctions: from 8 ₾ per linear metre.
    • Trickle vent in the wall: from 120 ₾ each.
    • Restoring the finish with filler and moisture-resistant paint: from 20 ₾ per m².

If the cause lies in cold reveals or external corners, we insulate them. If it lies in the ventilation, we fit a fresh-air inlet and repair the bathroom extractor. Blackened tile joints most often mean fungus on the grout and silicone; that is a separate service. But if the stains have spread from the joints to the walls, we look for the source of the damp.

    No promises of "for ever"

We do not guarantee that mould will never appear again: a lot depends on how the flat is aired. But once the cause is fixed and the surfaces are treated and finished with moisture-resistant materials, the chances of it coming back drop sharply. To owners who leave for months, we recommend trickle vents, a working extractor and a scheduled leak check.

    Private houses in Adjara

Besides Batumi, we travel to Makhinjauri, Gonio and Kvariati. In a house we inspect everything from the plinth to the loft, because damp in the basement or under the roof easily rises into the living rooms. You know the amount before we take on the work, and antiseptics and coatings appear in the estimate as a separate line.

Let's find the cause of the damp

Send photos of the spots and windows. We'll come with a moisture meter, find the cause and agree the price before starting.
