How much does demolition cost?
Tile removal is from 15 ₾/m², plaster 25 ₾/m², block partitions 50 ₾/m². Bagging is 4 ₾ a bag and removal 3 ₾ a bag. For a whole flat the inspection and estimate are free; for small jobs the call-out is 50 ₾, free from 150 ₾.
Can you knock down any wall?
No. We don't touch load-bearing walls or columns without a project and permission. We take down block and drywall partitions, and if it's unclear which wall is load-bearing, we sort that out first before picking up any tools.
What about neighbours and common areas?
In many Batumi new builds some neighbours already live there while others are renovating. We do noisy work during the day, cover floors and the lift, carry debris out only in bags and clean the common areas. We check working hours against the building's rules.
What usually gets stripped out in a resale flat?
Most often old bathroom and kitchen tiles, flaking plaster, uneven screed and DIY partitions. Before we start we look at what can stay — that saves money on the renovation.
I'm abroad. Can the demolition be done without me?
Yes. We agree the scope by photo and video, send photos as we go, and after the waste is gone you get photos of the empty, clean flat. Renovation can start right after.
Demolition and waste removal in Batumi: a clean start for your renovation
A good renovation of a resale flat begins with everything superfluous leaving the flat: tiles from the eighties, flaking plaster, uneven screed, home-made partitions put up by previous owners. Demolition and waste removal in Batumi seems like simple work until you remember the neighbours on the other side of the wall and the single lift for the whole entrance. That is why we demolish carefully, to a plan and with respect for the neighbours.

Which walls must not be touched
We do not demolish load-bearing walls and columns without a project and a permit. The safety of the whole building, including the neighbours, depends on them. If it is unclear whether a wall is load-bearing, we find that out first and only then discuss replanning.
Neighbours, entrance, lift
In many new buildings in Batumi some of the flats are already occupied while others are only starting renovation. We do noisy work during the day and check the hours against the rules of the particular building. We cover the entrance floor and the lift car with film, carry waste out only in bags and clean the common areas after ourselves. That way conflicts with neighbours and the management company simply do not arise.
How demolition goes
- Inspection: we determine what is being demolished and what stays.
- Estimate: we calculate the areas and the approximate volume of waste and give you the price in advance.
- Preparation: we shut off water and electricity in the work area and protect the entrance.
- Removal of finishes and dismantling of partitions.
- Bagging, removal, cleaning of the flat and the landing.
What is worth demolishing and what is worth keeping
Not everything old has to be broken out. Level, firmly bonded floor tiles can become a base for LVT, and sound plaster often needs only skimming. Every square metre you keep saves on demolition, on waste and on a new base layer. At the inspection we tap the walls and floor and tell you where demolition is really needed and where it would only inflate the estimate.
If you are not in Batumi
We decide what to demolish from the photos and videos you send. As the work goes on we keep you updated with photo reports, and after the waste has been removed we show you the empty flat, ready for the next stage. Pricing per bag rather than "per lorry" makes the cost transparent: you pay for the actual volume, not for an empty truck bed.
